Podere Palazzina
is an about 400 years old house that has been restored completely to its original heritage. It lies in a little valley by itself with a beautiful view over the hills of the Fiora Valley and close to the Bolsena Lake.

Reaching the Podere
you will get stunned by the dimension of the house, all made in tuff stone, as well as the rock wall it is built on. Almost 3.000 years ago, the Etruscans dug out the several caves by the sides of the house, places with a magical atmosphere.

Ground floor_Entering the ground floor apartment, you will appreciate the luminosity of this space and the attention given to utilizing the traditional materials, such as terracotta tiles, wood and tuff stone. From the comfortable kitchen you can reach two bedrooms and two bathrooms.

The 1st floor
You can reach the first floor from an inner stair or from the outdoor one; here you will enter in the vast living room of the second apartment, at the end of which you will find the open space kitchen; here, as well, you will find three large and bright bedrooms, 2 of which are connected by a small passage, and a big bathroom

The 2nd floor
On the second floor there are two bedrooms with a loft, a living room, a kitchen and a bathroom with shower. From this room two doors lead to the upper garden (ca. 8000 m²)

The rooms are decorated in the typical style of the Toscana, with terracotta floor and floor heating in all rooms, to cater also for the more cool month of the year. The sixty centimeter thick walls insure cool temperature even in the hottest of summer days.

La Stalla,
so called because once it was a cowshed, has recently been restructured and offers now a charming large room with tuff stones walls, wooden roof and wooden floor. Most of Podere Palazzina’s activities take place here, such as birthday parties and group dinners. Also part of it could be used as "Staff quaters". Attached is another room and a bathroom.

Outside the house
there are spacious sun terraces, the picturesque old pizza oven, where bread and pizza were baked daily for 30 people, numerous caves dating back to the Etruscan times, and the swimming pool.

"La Cantina"-Wine cellar
Exceptional is the wine cellar, which was dug out of the tuff- stone massive behind the house, so typical of this area. There is direct access from the ground floor, as well as the second floor, through a small underground tunnel. Due to the natural stable cool temperature, the wine of the region(DOC) keeps exceptionally well and is getting better, as it matures.

Water, water and more water
Crystal clear fresh water is in abundance. A deep well solar pump delivers crystal-clear water from 120 m depth, and fills huge water tanks that with their high-altitude location, provide automatic water pressure for the whole house. Podere Palazzina is of course also connected to the public water network. A well(>200000 litres water) in one of the tuff-stone caves collects rainwater for the garden and the swimming pool.

Heating
The “Pyromat Eco”, a high-tech wood fired boiler, controlled automatically by the “Ecotronic” computer, is the heart of the heating system, and needs to be lit in winter on average only every 2 days for 4 hours, consuming 1/3m³ wood and making this a very economic way of heating the house. The solar panels (16) contribute on sunny days and help save up to 40% of heating costs. As a third option there is the Gas boiler, the easiest way of heating, however the most expensive.

The upper terrace
The fertile soil of upper garden(ca. 8000 m²), having fruit trees such as Cherry, Apple, Plum and Olive, ensure a high quality and yield of biological products.

The roof
The new ecologic aerated insulated roof helps in keeping the building cool in summer and warm in winter
